Under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety (England) Regulations 2022, the responsible person must ensure that fire doors are regularly inspected and maintained.
In residential buildings above 11m, flat entrance doors must be checked at least once every 12 months, and common area fire doors every 3 months. Failure to comply can result in enforcement action and prosecution.
